This lovely, well-presented family villa offers expansive accommodation with great flexibilty for extending the bedroom numbers if required. It is located on a renowned and established development close to the beautiful beach at Layan.


The electric gates give access to a sweeping driveway leading to a car port with sufficient space for two large cars, plus additional parking space on the driveway.


Large double doors give into a covered entrance with an open front on the upper level. The front is presently used as a seating area, whilst the section to the left has a table and chairs for alfresco dining. This is an ideal spot from which to enjoy the panoramic views as well as the cooling breezes sweeping up from the valley below.


To either side of the entrance there are sliding glass doors. The dining room is sufficiently large enough to accommodate a table which will comfortably seat 8 to 10 people and this has a serving hatch to one side which opens to the the large, well-appointed kitchen. This is fully fitted with ample cabinets and countertops, including a central island which can double as a food preparation area or breakfast bar. The kitchen is equipped with an integrated oven and microwave, an integrated dishwasher, a cabinet fridge/freezer and a 5-ring gas hob with extractor hood above.


A large room is at the rear which currently doubles as a laundry and overflow storage area. This is equipped with two wine fridges. This is also the location of the maid's room, which has an en-suite shower room. This area also gives access to the front door and garage for added convenience.


A turned teak-wood staircase rises from the living room, at the base of which is a convenient powder room as well as a storage room.


There is a large landing at the top of the stairs and all the floors of the three bedrooms up on this level have polished-wood floors.
The master bedroom is very generously sized with a high, vaulted ceiling and a ceiling fan. To the right is a walk-in dressing room with two sets of full-height fitted triple robes, with cupboards above. Straight ahead is the oversized en-suite. In the main body of the bedroom, the bed is well positioned to enjoy the sweeping panoramic views and there is a set of sliding glass doors which open onto a very large private terrace. This offers a great open space for private sun-bathing, as well as a large sala with ceiling fan and lighting, for private relaxation by day and night.



The two remaining bedrooms on this floor are also very spacious and bright, each with a well-appointed en-suite bathroom with a full bath and overhead shower.


Back downstairs, to the right of the main entrance is a suite of interconnecting rooms. These were originally designed to be the master suite, including private sitting room and can easily be converted back to create this. The current owners however, are utilising the suite as a TV/family room and two studies.


An outside staircase leads down to the extensive pool level and two further bedrooms.


At the foot of the stairs is the fourth bedroom which is sufficiently large enough to accommodate not only a double bed, but currently also houses a pool table. The en-suite has a large walk-in shower and a vanity unit.


The fifth bedroom is a separate pavilion and is the principal guest suite. The en-suite is large, with a wash basin inset to the long vanity unit having storage drawers below and a full-width mirror above giving added dimension.


Externally on this level is the capacious 90sqm swimming pool which has an inset Jacuzzi section. There is a wide terrace providing plenty of space for sun-bathing, and a large sala at one end housing a bar fully-equipped with fridges, freezer and sink. A cloakroom is adjacent for use when using the pool or entertaining, and there is an integrated sound system to ensure any party goes with a swing.


The house has been a family home for a number of years and has been lovingly maintained throughout. It has a great warmth and character which can often be lacking in large properties such as this.
